How do you keep track of potential sellers or buyers that call? Do you use an excel or google sheets or a crm or etc?

Jill uses an Excel spreadsheet. It is shown in the training video Chapter 7. She does not give a template of it in the .zipfile at the end of the training. However, it's not that hard to build one from scratch. It really isn't.
In my business we use Google Sheets. The main reason is because we require several people to have access to the CRM (Customer Relation Management) system at the same time. We need for anyone who updates it to sync in real time. It's pretty easy to build and its free. They have an app you can download onto your phone as well.
